Sheet 01 — Index of works

Projects

A running register of the buildings we have brought back into use — and the ones currently on the drawing board or on site. Every scheme begins the same way: an empty floor in Sunderland, and a feasibility study that tells us whether it deserves a second life.

Fawcett Street upper floors

Four vacant storeys above a retail unit between Keel Square and the Museum & Winter Gardens. The original stone facade was cleaned and repointed, failing window lintels replaced, and every floor rewired and re-serviced. The building now houses eight studio and office units let to Wearside businesses, from a glassblowing studio to a translation agency.

High Street West terrace

A six-storey Victorian terrace a few minutes from the Empire Theatre, empty on its upper floors for over a decade. We repaired brickwork and sash windows floor by floor, stripped out later accretions, and re-planned the interiors as managed studio and workshop space. Ground-floor units remained trading throughout, sequenced behind a phased scaffold plan.

St Mark's Road works

A 9,800 m² former print works in the St Peter's quarter, between the Stadium of Light and the university buildings, vacant since the industry consolidated elsewhere. Steel frame repairs and a complete re-roofing are underway, with fit-out following in three phases so the first occupiers can move in while later sections are still being finished.

John Street offices

A tired mid-century office block off John Street, last fully let in the early 2010s. Rather than demolish, we retained the frame, replaced the failing envelope, and re-planned the floors as open studios with shared meeting space. The embodied-carbon case for retention won support from the council's design officers at pre-app stage.

Hendon Road corner block

A handsome corner block on the edge of Hendon, its ground floor trading but three upper floors boarded since the 1990s. Measured survey and structural appraisal are complete; we are testing a scheme that returns the upper floors to use as workspace while keeping the ground-floor business in place and trading throughout.

Tatham Street warehouse

A small warehouse and yard off Tatham Street near Park Lane interchange, previously used for storage. We repaired the trusses, insulated the shell to current standards and converted the space into workshops for local makers, with a shared tools library and loading bay retained for the businesses that need it.

Could your building be P-07?

If you own an empty upper floor, a vacant commercial building or a tired terrace anywhere in Sunderland or the wider Wearside area, we would rather survey it than guess at it. Send the address and we will take it from there.
