About
A & A Developments NE Ltd is a small, deliberately hands-on property development and refurbishment company based at 21 Olive Street, in the heart of Sunderland. We exist for one job: taking the buildings this city has already built, and putting them back to work.
Sunderland doesn't need more rubble
Sunderland city centre was built for more people than currently use it. The fine commercial blocks along Fawcett Street, the terraces climbing toward Ashbrooke, the warehouses that once served the shipyards — most are still standing, and too many are standing empty. Demolishing them would waste their structure, their character and their embodied carbon.
So we do the opposite. We take buildings that surveys say are tired, not terminal, and we refurbish them floor by floor — keeping the facades the city recognises, upgrading everything behind them, and handing over buildings that work for the businesses and makers who are bringing the centre back to life around Keel Square, the Empire Theatre and the university quarter.
Directed from the site, not the boardroom
The company is directed by Sabir Ahmed, who founded A & A Developments NE Ltd after a decade spent managing refurbishments and conversions across the North East. He leads every appraisal personally, walks every building before it is bought, and keeps a direct line to each live site.
The philosophy is simple: a small team that knows every project by name, supported by a framework of Sunderland and Tyneside architects, structural engineers, quantity surveyors and trades that we return to scheme after scheme.

Our ground, street by street
Our home ground is the city centre itself — Bishopwearmouth, the Fawcett Street and High Street West corridors, the streets around the railway station and Park Lane. But empty upper floors don't stop at the inner ring road, so neither do we.
We regularly appraise buildings in Hendon, Grangetown, Deptford, Millfield, Pallion, Southwick, Ashbrooke and Roker, and we will look further across Wearside and the wider North East for the right building.
- SR1 — City centre, Bishopwearmouth, station quarter
- SR2 — Ashbrooke, Hendon, Grangetown
- SR4 — St Peter's, University and stadium quarter
- SR5–SR6 — Southwick, Roker, Seaburn and the coast
- Beyond — Wearside, Tyneside and County Durham by discussion
Three working principles
- Honest appraisals. If a building should not be saved, we say so — early, in writing, before anyone spends real money.
- Retained fabric is an asset. Old structure is not a problem to be engineered away; it is the reason a scheme will still matter in thirty years.
- Handover is the start. A building we have refurbished stays our responsibility through its first winter, at minimum.
